What is included in the rent?

The idea is to provide a hassle free package: all you need to care about is moving in, we’ll take care of the rest:

  • No agent fees
  • No need to care about utility (water + electricity) account setup. We will re-bill you with your actual utility consumption.
  • internet access (we provide wireless internet access in all our flats)
  • Cable TV
  • Housekeeping
  • Bed sheets, towels, cutlery, dishes are provided
  • Maintenance contracts and aircon servicing
  • If you have any issue with the flat you’ll just have to contact us and we’ll fix the problem.

Are those prices net? Are there any taxes that we need to plan for?

Yes, those are net prices

The only other expense that you have to plan for is the admin fee with the first month rent.

Are the utilities bill (water/electricity) included in the price?

The Rental rate includes everything and this means also prepaid utilities for the whole flat. We will use this prepaid to pay for your real utility consumption.

LMB Housing Services can provide a copy of the SPS invoice to the tenants on a monthly basis upon request.

Real consumption will be assessed each month based on the actual SPS invoice.

If the actual invoice is above the prepaid amount, the tenants will have to pay for the difference at the end of the lease.

If the actual invoice is below the prepaid amount we will refund the difference together with the deposit.

When are the apartments available?

Flats are usually available from the first day of the month, we can arrange early arrival if the flat is available before then (this is not unusual).

What do I need to do to reserve a flat?

You told me that there was availability. How long do I have to confirm and send my retainer?

If we tell you there is availability and send you a letter of offer, we will not offer the flat to another prospect.

This is why our letters of offer have a maximum validity of 3 days.

If we have not received your retainer (WIRE TRANSFER ONLY) within 7 days of the reception of the signed letter of offer the offer will be considered as rejected.

Do we have to sign another contract if one of the tenant leaves and a substitute arrives?

Yes you will have to sign another contract if one of the tenant leaves and a substitute arrives: we need to do this because of the regulation in SGP that requires that we know who lives there on a regular basis. To sign a new contract is the only way we could think of to make sure that we will always have this information.

If one of the OCCUPANTS leave and there is no change of TENANT (the one who pays the rent) then there is no need to sign a new contract

What additional information is required?

We’ll need photocopy of your passports and visa (or Foreign Identification Number – FIN). The reason for that is that we are legally liable if the tenant is not authorized to live in Singapore and must provide upon request the name of any person living in the flat to the authorities.

To book the flat you’ll need to wire transfer 1 month rent and sign the tenancy agreement

Why do you need copy of the passport and visa for all the occupants?

In Singapore, landlords are legally liable if the occupant of his flat is not authorized to live in Singapore.

We must provide, upon request, the name of any person living in the flat to the authorities.

Is there any commission to add to the rent?

No, we don’t take any commission (we are not agents). There is only a setup cost per tenant to be paid with the first rent (admin fee).

I don’t know yet if I’ll stay for more than my initial stay. Can I decide later?

We are flexible about the fact that you stay in SGP for more than the initial period you planned for. Our leases are flexible and we are offering leases that are automatically extended each month until you send us your Notice of Termination (or we send you a Notice of termination).

Is Internet High Speed?

Internet is high speed (cable)

I have seen in the web that the condo has many installations. Will we be allowed to use them? At what price?

You will of course be able to use all the facilities of the condo. The only charge we can think of is the 20S$ booking fee every time you want to use a barbecue pit in some condos (not all of them). Apart from that the rest is accessible to all residents.

Keep in mind though that in order to use some facilities, you will need to book these (tennis courts, BBQ pits, etc...) in order to do this you will need to get a resident card from the condo management office and you will need to have one issued (check with our support team for more details about this).

If we break a glass or a plate for instance, how does it work? Do we have only to replace it?

If you break a glass or a plate you can replace it (match the existing plates of course) or we’ll take it from the deposit. Don’t worry those are standard stuff and this should not be too much of a problem

About the insurance of the flat, how does it work? Do we need to have a contract with a Singaporean insurance company?

Insurance is taken care of; you don’t need to get a contract. Personal belongings are not covered by the insurance which only covers the flat.

How and when do we get refunded of the deposit?

We’ll reimburse your deposit one month after you leave the flat (to adjust for the real utility consumption we need the invoice from the utility company). We will wire transfer the amount of the deposit in Singapore Dollars to the account number you would have given us.

Do you have any furnished one bedrooms apartment?

So far we have no one bedroom yet and we do not plan to scout for such apartment: this is very difficult to find here and we are under the impression that it will be harder to rent.

How does the utility charge works – what if the utility charges are above/below the prepaid amount?

If you use less water or electricity than the prepaid we’ll reimburse you the difference.

If you use more than the prepaid, we will deduct this from the deposit.

LMB Housing Services can provide a copy of the SPS (Singapore Power Services – the company that provides utilities in Singapore) invoice to the tenants on a monthly basis upon request

Is there additional cost to plan for?

If all you need is a place to stay, water, electricity, Internet access, cable TV, and housekeeping and if you don’t use the aircon 24/7 then the only extra cost is the administrative fee to be paid with your first month rent.

If you use less water or electricity than the prepaid we’ll reimburse you the difference (For 3 BDR: we split the utility bills 40% for the master bdr and 30% for the 2 other bdr

For 2 BDR: we split the utility bills 60% – master /40% second room.)

Do you have different rates for long term arrangements?

No, we have no special rate for longer term arrangement.

Is the package modulable? I mean, if we want to change things (the subscription of the cable, internet…), is it possible?

To make a long story short: no.

Reason for that is: we want to keep it as simple as possible as complex things are costly to manage.
