What do I need to do to book a flat?

You told me that there was availability. How long do I have to confirm and send my retainer?
If we tell you there is availability and send you a letter of offer, we will not offer the flat to another prospect.
This is why our letters of offer have a maximum validity of 3 days.
If we have not received your retainer (WIRE TRANSFER ONLY) within 7 days of the reception of the signed letter of offer the offer will be considered as rejected.

How can I confirm my booking?
You have to pay the retainer fee as per the letter of offer.
If we have not received your retainer (unfortunately, we DO NOT ACCEPT CREDIT/DEBIT CARD or ONLINE PAYMENTS yet) the simplest way is to use wire transfers) within 7 days of the reception of the signed letter of offer then the offer will be considered as rejected. -
What additional information is required?
We’ll need photocopy of your passports and visa (or Foreign Identification Number – FIN). The reason for that is that we are legally liable if the tenant is not authorized to live in Singapore and must provide upon request the name of any person living in the flat to the authorities.

How and when do we get refunded of the deposit?
We’ll reimburse your deposit maximum one month after you leave the flat (to adjust for the real utility consumption we need the invoice from the utility company). We will wire transfer the amount of the deposit in Singapore Dollars to the account number you would have given us.

What is included in the rent?
The idea is to provide a hassle free package: all you need to care about is moving in, we’ll take care of the rest:
- No agent fees
- No need to care about utility (water + electricity) account setup. We will re-bill you with your actual utility consumption.
Our rates include the utiltiy subscriptions but NOT utilities consumptions which are billed based on your actual usage of water and electricity as per the meter readings that are taken when you move in and move out of your flat.
Our contracts include a prepaid provision for the utilities' consumption on top of our rent. The usual rule is 300.00SGD/month for 3BDR and 3BDR+Study flats and 250.00SGD for 2BDR and 2 BDR+Study flats (see the amount of the prepaid on the dedicated web page for each flat).
- Internet access (we provide wireless internet access in all our flats)
- Cable TV
- Housekeeping
- Bed sheets, towels, cutlery, dishes are provided
- Maintenance contracts and aircon servicing
- If you have any issue with the flat you’ll just have to contact us and we’ll fix the problem.

When is the apartment available? At what time can I move in?
The apartment is available from 15h00 on the first day of your rental contract with us.

Do we have to sign another contract if the tenant (the person who signed the contract) leaves but we still need the flat?
Yes you will ALWAYS have to sign another contract if there is a change of tenant. To sign a new contract is the only way we could think of to make sure that we will always have clarity and transparency and that there are no misunderstanding about the obligations of each party.
If one of the OCCUPANTS leave and there is no change of TENANT (the one who pays the rent) then there is no need to sign a new contract but it is IMPERATIVE that you inform us of any change of OCCUPANT.

Why do you need copy of the passport and visa for all the occupants?
In Singapore, by law, landlords are legally responsible to make sure that the occupants of his flat are authorized to stay in the country.
It is important that we can verify that all the occupants of the flats are authorized to stay in Singapore as we must provide, upon request, the names and particulars of any person living in the flat to the relevant stakeholders.Moreover, condominum rules usually require that all the occupants of the flats are registered with the condominium's management.

I don’t know yet if I’ll stay for more than my initial stay. Can I decide later?
We are flexible about the fact that you stay in SGP for more than the initial period you planned for. Our leases are flexible and we are offering leases that are automatically extended each month until you send us your Notice of Termination (or we send you a Notice of termination).
That being said IF you send us a termination letter, THEN we will look for a replacement tenant.

Is Internet High Speed?
Our flats have their own internet subscribtion via cable (up to 6Mps) or ADSL.
All our flats are equipped with a wireless router to allow occupants to connect several PC or laptops to the Internet.

I have seen in the web that the condo has many installations. Will we be allowed to use them? At what price?
You will of course be able to use all the facilities of the condo. The only charge we can think of is the 20S$ booking fee every time you want to use a barbecue pit in some condos (not all of them). Apart from that the rest is accessible to all residents.
Keep in mind though that in order to use some facilities, you will need to book these (tennis courts, BBQ pits, etc...) in order to do this you will need to get a resident card from the condo management office and you will need to have one issued (check with our support team for more details about this).

If we break a glass or a plate for instance, how does it work? Do we have only to replace it?
If you break a glass or a plate you can replace it (match the existing plates of course) or we’ll take it from the deposit. Don’t worry those are standard stuff and this should not be too much of a problem

About the insurance of the flat, how does it work? Do we need to have a contract with a Singaporean insurance company?
Insurance is taken care of; you don’t need to get a contract.
WARNING! Personal belongings are not covered by the insurance which only covers the flat.

Do you have any furnished one bedrooms apartment?
So far we have no one bedroom yet and we do not plan to scout for such apartment: this is very difficult to find here and we are under the impression that it will be harder to rent.

Is the package modulable? I mean, if we want to change things (the subscription of the cable, internet…), is it possible?
To make a long story short: no.
Reason for that is: we want to keep it as simple as possible as complex things are costly to manage.

At what time shall I move out on the last day of the lease?
Check Out time is before 12h00.
This is necessary so that we have enough time to clean up and preparer the unit for the next occupant. -
